What types of loans will I be able to originate?

The short answer is almost any type of loan. Our training system will teach you how to originate FHA, VA, Conventional, and Sub-prime loans. In practice, it will depend on the mortgage company you create or the company for which you work.

Who can become an originator?

Almost anyone who has the desire to succeed. However, the Housing and Urban Development (HUD) department specifically states that you cannot be gainfully employed in another segment of the real estate industry (for example: real estate agents, builders, appraisers) while originating mortgage loans with a HUD approved lender.

How do I become licensed to originate loans?

There are various steps to getting licensed: Top Originators has formed strategic relationships with national lenders to help you get going. Some states require additional training and certification before allowing you to originate (be sure to check with your states department of finance or division of real estate. Larger mortgage companies may make this process easier as many of these HUD approved lenders have certain exemptions. I am a Real Estate Agent, Can I originate loans?

Active Real Estate Agents may be able to originate mortgage loans; it really depends on the type of Mortgage Company you set up. As mentioned above, a HUD approved lender will probably not let you originate mortgage loans. A non-HUD approved lender (one that cannot originate FHA / VA loans) won't typically have these restrictions. Top Originators realizes that the ability to accommodate government loans is critical to most Real Estate Agents' success. Even though the agent cannot originate these loans, HUD places no restrictions on the spouse of a Real Estate Agent.
